Tips for Hiring a Roofing Contractor

Proper installation is just as important as the roofing materials you choose. The Insurance Institute for Business & Home Safety (IBHS) recommends the following tips to help you select a qualified roofing professional:

1. Start with Referrals & Research 

  • Ask for recommendations from trusted friends, family, neighbors, or colleagues who have recently had roofing work completed.  
  • Choose a company with a proven track record in your community.  
  • Hire a FORTIFIED Pro: Find a roofing professional who knows the FORTIFIED standard — start with the FORTIFIED Roofer Database. 
  • Check online reviews but avoid relying solely on paid ads.  
  • Contact your local Better Business Bureau to check for complaints or unresolved issues. 
  • Research roof types best for your home and location. For science-based information, start with Roof 101 to learn the basics of roof covers, and Hazards 101 to better understand the weather risks in your area. 

 

2. Vet Potential Contractors 

  • Request proof of a business license (if required in your state) and confirm they carry liability and worker’s compensation insurance. 
  • Ask for references from past customers and, if possible, visit ongoing projects to assess workmanship and safety protocols.  
  • Verify they have a permanent local business presence (address, phone number, tax ID). 
  • Make sure the roofer has worked with your roof type before. Different roofing materials require different skills, and not every contractor specializes in all of them. 
  • Check if they are a member of industry associations, such as the National Roofing Contractors Association (NRCA). 

 

3. Evaluate & Compare Proposals 

  • Request at least 3 written estimates outlining the scope of work, materials, start and completion dates, and payment terms. 
  • Ask about the contractor’s process, cleanup and waste removal, protecting property during the job, project supervision, and quality control. 
  • Review the warranty terms for both materials and workmanship, including exclusions that may void coverage. 
  • Don’t choose based on price alone. Balance cost with professional reputation, quality workmanship and materials. 
  • Avoid high-pressure sales tactics or contractors who demand full payment upfront. 

 

4. Finalize the Agreement & Confirm Permits 

  • Get a signed contract that clearly details the full scope of work, materials, labor, costs, cleanup, schedule, and terms for weather delays. 
  • Ensure the contractor obtains all permits as required by local jurisdiction. 
  • Maintain open communication with your contractor throughout the project to ensure smooth, successful completion.
